Karpaha Sands

The hotel looks very primising in the pictures, beautiful setting and facilities. Unfortunately we were a bit disqppointed on the way it is managed. It looks like the place is abandoned relying on its own structure and pictures. Pros: - beautiful setting and location, in front of a beautiful beach. - rooms are well done, big bathrooms, nice outdoor area. - faclities have a beautiful decoration, the bar, the restaurant. Cons: - cleaning! The resort has a cleaning issue. To the point that we wrote "clean me" with our fingers on the restaurant toilet mirror, and it was there during our entire stay. Nothing has regular cleaning, spots everywhere, toilets are terrible specialy the poil toilet (see pictures). - bar drinks are not good. We tried many drinks and juices in all the hotels we stayed in Sri Lanka, and this one we had to give up, drink after drink, juice after juice, were not good at all. Also the drink glasse come very very dirty. - bar is beautiful but never had any music during our stay. Its a silent empty place, no one uses it... and the bartender usualy is not there which makes it a ghost place. - service is welcoming but not prepared. For example before you reach the breakfast area upstairs they ask you: "what do you want for breakfast? So i dont have to go upstairs to ask", overall staff is tired, not motivated and have no training, they are as abandoned as the hotel. - spa was closed during our entire stay, because the lady had days off. So we booked a hotel with a Spa that did not exist...you have to be lucky not to book on her days off. - when at check-out i tried to tell them the place have lots of potential but they need to pay attention to this details they just replied: thank you for your stay, please make us a review on tripadvisor! So they just don't pay attention... which is sad to see. I wish they could change the management and have someone motivated and energic to transform the place into the best hotel in Sri Lanka, because they could be.

This was our 2nd visit and did not disappoint. In fact as with last time we loved it so much we extended our stay! It’s the most beautiful idyllic location on a long unspoilt beach. The tents on the beach are stylishly done and very comfortable with generous space a gorgeous bathroom and outdoor shower - what we love the most is the privacy they offer. We loved eating our dinner every night on our deck listening to the waves and the wildlife, pure bliss! The food is fantastic and there is a great choice, wonderful staff, particularly Mr Ash who bent over backwards to make our stay absolutely perfect, I don’t know how many countless ice buckets he bought to our room!! All staff always had a big welcoming genuine smile and nothing ever seemed to me too much bother. Big thanks also to the lovely Avanti and Umberto who helped to make our stay so exquisite and who are running a very special place.This is my favourite hotel ever and we will continue to come and stay here on all our future visits to Sri Lanka.

Dear Avanti Hope your well. As requested with regards to our stay at your hotel...we regrettably would like to further inform you of our unfortunate experiences: Where do we start...? 1ST INCIDENT ROBERT - GENERAL MANAGER We arrived at approximately 2030 / 28th August 2023 and was met by Robert - General Manager. We mentioned the Roads leading up to the Hotel was very bumpy dark and not sufficient Signage towards Hotel...Despite this...my Husband and I found the Ride leading up to Hotel quite adventurous...although, upon mentioning these facts to Mr Robert (thinking of other guests)...and also mentioning that we had tried to contact Hotel several times with different numbers to inform our estimated time of arrival without much success...all this was shrugged off and Mr Robert simply said..."oh well...your here now" with a hand gesture ! Due to bad feeling from beginning...all throughout our stay bad experiences just spiralled...day after day... 2ND INCIDENT Large Cockroach discovered soon after our arrival in our accommodation under fridge ! Due to our utter shock and disgust...not to mention this was now quite late in the evening on first night after arrival...we were very very tired after our long journey to Karparha Sands Hotel 8 - 10 Hours on the Road) - we had contacted Mr Robert who had mentioned he was sleeping when we called...this was the first time he had heard of Cockroaches in accommodation and not sure what he can do for us ! Unfortunately Mr Robert's flippant attitude did not help this matter and made us feel that we were not being truthful with what we saw...please see attachment ! We were eventually moved that same evening and to our shock and dismay he mentioned that we may need to move back to same Accommodation ! Which we instantly refused and mentioned we did not at all feel comfortable with this... 3RD INCIDENT The second Accommodation was equally worse than the first Accommodation due to its dirty appearance and other aspects as attachments...to name but a few: - The large Tear on roof of tent which was stitched back together... - Very dirty stained floor mat... - Dirty Floor with unsightly Mark's...also along edges of Tent... - Inadequate Shower Facilities with only Half a Turn Handle which were very stiff and required extra pressure to turn water on and off and would hurt our hands in the process... - Much Algae from where the water flow began and much green Algae on the wall of stone work...very unsightly for guests... - Toilet becoming blocked several times... - Large Mirror was near to the actual Toilet...and felt this should be situated near to Towel Rack on the other side... - Insufficient Towels displayed and not always complete with correct Towels... - A large bunch of House Keys were left by the House Keepers in one of our Accommodation... - Much dried and dead flowers and foliage in outside shower areas... - Unable to visualise how shower water was being drained...didn't appear to h

The most magical, perfect paradise in Sri Lanka. My husband and I spent 6 nights her, in the middle of our 2 week trip on the island. We could not get over the kind, accommodating nature of the staff here & how they made our trip so unbelievably special. A special thanks to Nifras, and the whole restaurant and bar team. Remembering our favourite drinks, our names and giving us tips & tricks about where to visit on the next part of our trip. Thank you to Umberto, for spending the time to get to know us, and for making our stay relaxing and enjoyable. The hotel really is a tranquil little hiatus. If you’re wanting a real reset and some R&R, this place is for you. We can’t wait to come back one day 💗

- The location is exquisite but it is very remote, even a walk down the beach is quite difficult. - Food was delicious however slightly limited with choice given no other restaurants nearby - Pool area is amazing - The manager and the staff were all lovely people. Our butler Namal was an absolute legend. - There is a bit of a bug issue unfortunately. There are ants everywhere - all over the decking, sunbeds, and tents. It made sitting outside very uncomfortable generally. Whilst it is impossible to control nature, I didn't get the impression anything was treated with anti insect measures - Big mosquito issue in the evening despite wearing repellant. Again, would have liked to see some efforts to counter the issue generally - The spa is a bit lacking. It is 2 tents without any centralised area. My partner and I both had treatments that had respective issues (not the quality of the massage). Management was very receptive and removed them from the bill and is working on remedying the issue - We went with an 8 month old baby, and despite the staff doing their best to accommodate, the location just isn't set up properly for a baby

One of the best hotels I’ve stayed in. Immaculate attention to detail, incredibly friendly staff (from your personal butler, to Umberto the mananger, to the masseuses and restaurant staff). We did a three day massage package which was excellent. Food well priced, varied and delicious. Couldn’t recommend more highly!

This is one of the best resort with the best private beach access in Pasikuda, Kalkuda area. It’s located in an isolated area so the beach is very peaceful and calm which is all we needed. Love the coconut grove. It is about 3km drive from the city. There is a stunning pool with a view. Villas are good. Beach front villas are better with the view and easy beach access, you can even see the sunrise from the bed. Bathroom is good. The outside shower is a nice experience. Food, beverages and the bar near the pool is great. Kids friendly place. The staff is very kind, friendly and helpful. We will definitely go back.

The place was as expected if not even better. The seed “tent” was ultra comfortable. There is no TV but who comes here to watch TV. Wifi is by hotspot from a personal mobile given to you. You have this mobile to contact your own butler. We used it to request room cleaning etc. handy on the beach. The beach was great, clean and spacious. Your butler even set up/reserved your beds for you! Setting was sublime and the sunrises were the best. The lap pool was nice and always had sun beds available. Breakfast plentiful and special mention was the juices. I tried the Sri Lankan breakfast and it was to die for. Umberto the resident manager made this place that extra. His vivacious personality and genuine care made the place what it is. As he said “arrive as a guest depart as a friend”. We felt this for sure. After visiting Sri Lanka on a go go itinerary it was the perfect place for some R&R for 4 days. Next time we will book for 2 weeks. Definitely will come back. Thanks Umberto and Namal. 😊🙏
